Given the nature of the development site, there were a number of constraints which were taken into consideration in the design & planning phase:

  • Demolition of former factory buildings

  • Significant building clearance & asbestos removal works including potential risks relating to lead,  weil's disease, contamination, sharps, unoccupied buildings etc.

  • Brownfield site - ground contamination issues and underground tanks requiring purging

  • Close proximity to primary school, scout hall and children's playpark

  • Ecological and environmental considerations

  • Off-site works in live highway

  • Deep excavations

  • Existing Electric Gates at site entrance

  • Ground Conditions & some stability issues  in made ground
