The overall project is a consortium venture with Taylor Wimpey Oxfordshire, Barratt Homes and Bovis Homes which involves the construction of a large, phased, residential development on a site located south of Banbury, Oxfordshire with associated on-site infrastructure and local community facilities.
In total some 1,070 dwellings are being constructed across 4-5 phases with associated employment land, a school, a village centre and a new central public park.
GHPC Group Ltd has been involved from the beginning of the project as Consortium CDM-C / PD for certain elements of the infrastructure delivery including highways and sewer canal crossing as well as acting solely on behalf of Taylor Wimpey as Working Drawings Architect and CDM Advisor.
With such major development works there were several constraints involved in the project which were integrated into the design and planning phases to reduce the risk involved during the construction phase:
Sensitivity to surrounding area and local community
Site adjacent to protected canal
Environmental considerations including: breeding birds, bats, badgers
Local footpaths and walkways used by public in close proximity to site entrances
Multiple construction phases underway over consortium site
Ground Stability issues in certain areas and some low level contaminated ground in local hotspots
Groundwater considerations during construction
Overhead services and diversion works required
Balancing design with maintenance issues & operational safety
